Home Information Packs and Unregistered Properties

From 1st June 2007 if you want to move home you will first have to prepare a Home Information Pack before you can ask an Estate Agent to market your property. Your solicitors will be able to prepare this for you very quickly in most cases, although if your land is not yet registered with the Land Registry it will delay the process. Therefore, the Land Registry is encouraging all property owners of unregistered land to register their land well before they intend to sell their property to avoid this delay and is offering a 25% discount on registration fees to encourage you to do so.

Not only is there a financial incentive, but there are many other reasons why registering your land now could save you a lot of time and inconvenience in the future. We look at these below.

Security

Once your property is registered, you have a guarantee from the State that it is legally owned by you and preventing anyone else claiming ownership of your property.

Value

Registration not only proves your ownership but also makes your property much easier to sell, cuts down on the length of time it takes to sell the property and therefore increases the value and desirability of your property.

Convenience

Once registered there is no need to store old documents which might prove your ownership of the property as all information will be held on the Land Registry's Database.

It can be seen that there are already good reasons to register your property if it is not already registered, but when Home Information Packs come in there is another good reason. A Pack cannot be prepared for unregistered land, so a delay when you are ready to sell could severely impact on your moving plans.
